The 6 Building Stages of Your New Custom Home 

After working with our Interior Design Consultant and finalising your home design, (including Design Panel Approval, Energy Report and Engineering Drawings) it’s time to move on to the building stages of your home. Yay!   

   

Embarking on building your custom home is an exhilarating adventure unfolding through six distinct stages. From the initial excavation to the final handover, each phase brings its own sense of excitement and fulfilment.     

Here's what to expect during the six stages of the build phase:   

1/ Base stage   

After securing your building permit, the first phase of the building stages is the base stage, which sets the foundation for your new home. Final site preparations are completed, including under-slab services such as plumbing and electrical conduits.     

Once the building surveyor confirms that the site meets the working drawings and is in accordance with the engineer's drawings, the concrete slab or stump foundation is laid, and your home's foundation is here!   

2/ Framing  

In the frame stage, you really begin to see your home coming to life. This stage involves the installation of the framework, including walls, roof trusses, and flooring systems, giving you a glimpse of each room's architectural design and layout.      

The building surveyor then assesses the frame stage to ensure the frame is in accordance with the building code before being ticked off and ready for the next stage.     

3/ Roofing  

Once the frame has been approved, your Colorbond roof covering, fascia and gutters will be installed!  

4/ Lock up stage   

During this stage, your build starts to take shape as your home. The external cladding, walls, windows and doors are all installed, completing the "lock-up stage". This also secures your home for the interior and external works being conducted by the tradespeople.   

This is a great time to organise a visit with your site supervisor to see how your home is progressing.  

5/ Fixing stage    

Whether you've gone for a neutral aesthetic throughout your home or pops of colour with your tile choices, the fixing stage brings your design choices to life. All internal cladding, stairs, architraves, skirting (except timber floor areas), doors, cabinets and cupboards are installed, transforming your build into your custom home, and the first time you will see your selected designs and colour appointment choices take shape.   

6/ Completion and Handover 

The most exciting stage is completing your custom home and the handover!   

Heating, cooling, plumbing and electrical items are installed together with other final items, such as door furniture and skirting to timber floor areas.   

Before the handover, you will undertake a final walk-through with your site manager to check the finish of your home and put through any last queries. The building surveyor will return for a final inspection and ensure the home is in accordance with the building code and all is ticked off and ready for the certificate of occupancy!  

Congratulations! Your new home is complete, the keys are yours, and you're ready to move in.   

Our quality assurance supervisor will also attend the handover to show you how to use your appliances and how to care for and maintain your home to make sure it looks great for years to come.  

Maintenance period  

During the first 13 weeks of being in your new home, Live Green Homes give you a maintenance list to record any items that may need attention. Once you have returned this to us, our maintenance team will conduct an inspection and arrange any necessary rectification works.
