When you build with Live Green Homes, you will collaborate with our in-house team and local builders from start to finish of your project.
Initial Stage – Concept Plans
Once you have signed a Preliminary Services Agreement, the first step is to meet with our in-house draftsperson to develop your concept plans. Our draftsperson, a certified Passive House Consultant with extensive experience, will guide you through the process and offer design recommendations that best suit your land. This is your opportunity to share your vision for your new home and detail all your needs and desires, from the home's orientation to the number of bedrooms and bathrooms as well as outdoor entertaining areas. Our draftsperson will then create your initial concept plans, and we will provide you with an estimated price to build your home based on our superior Standard Inclusions. We will also submit your concept plans to our local, nationally accredited thermal performance assessor, who will provide a Preliminary Energy Rating and Whole of Home Assessment to ensure your design complies with stringent energy efficiency standards.
Selections Studio
Next, you will meet with Kelly, our qualified in-house interior design consultant, at our design studio in Ocean Grove. Here, you'll have the opportunity to select the styling of your home, both inside and out. Kelly, experienced in all major style areas, from contemporary to classic, will collaborate with you to develop a colour scheme that complements your home design and reflects your personal style. This stage includes finalising your specifications, from the colour of your roof to the cladding, windows, doors, fixtures, fittings, joinery, flooring, and everything in between. Our thorough client selection experience covers your electrical, technology, heating and cooling and ensures every facet of your home is tailored to your needs. You'll also have the chance to discuss home and appliance efficiency and select sustainable options. We'll work with you to ensure these specifications align with your budget, empowering you to make informed decisions at every step.
Final Plans
Once you have chosen your colours and materials, our draftsperson will finalise your customised home design and plans, including your internal elevations and electrical plan, with your selections. Your final Plans will then be submitted to our local Structural Engineering team to develop the Engineering design solution. We will also obtain design approval from your land developer and your final Energy Report if required.
Final Pricing, Contract and Building Commencement
Once we receive your engineering design, we will promptly offer you a comprehensive fixed-price quote for your home. This quote will encompass your design, inclusions, upgrades, and site costs. We will then prepare your Building Contract. After your Building Contract has been signed and we have received your Building Permit, your build can commence using our trusted local trades and suppliers.
